Hello all, 

I am writing this post in search of a business partner to start a truck parking business in South Florida/Miami. 

I started in RE in 2020 doing wholesaling. I stepped back since 2021 because of school and all that. Now I am back with and looking to move ahead. Having experience from different types of industries I noticed a problem in the South Florida regions- trucks just can't find parking in South Florida. Drivers have a hard times parking to rest and when they do it's on highways and residential streets resulting in a public safety issue. I plan to build a truck parking to accommodate and increase the amount of parking spaces, however, I lack funding and have a hard time getting a lender to back me up. I would to engage in conversations that would bring this project closer to being realized.

@Matthew Utt I see. Well in that case my advice would be to find a contractor to handle the job. Do you happen to know any?

In my opinion this is the best way to lose less money.

Well it really depends. Some parts of the country can fine you or make you tear the unlicensed work apart. Using licence can add elements of trust and professionalism(that is debatable), but generally speaking licensed contractors are expensive, sometimes very expensive. This will increase rehab costs and can sometimes blow final asking price out of proportion. The result is that you can end up with a renovated house sitting there for months or years unless you cut prices but you'd still take in some loss.

An unlicensed contractor can be cheaper but can be less professional. Don't get me wrong some are professional they just haven't gotten their license yet. But they will save tons of money.

The trick is to balance cost and work quality. At least that is my opinion and think I am right because being a contractor broker I have witnessed some good some bad and some ugly. I also understand the balance of cost/work peferctly because I provide licensed contractors for the price of an unlicensed one. At least I try to and that is the whole trick of the game. Balance.

@Melissa Villegas as the others have put it it really depends on the area that your house is located in and by looking at the pictures all those they are small I could tell that you do need to upgrade your kitchen and the bathroom to 2021 standards this will have the effect of boosting rent price as well. @Kenneth Garrett this is what i use to determine ARV. I find them on zillow and even the county tax assessor website but my buyers keep down playing them and making me low ball offers.
