Where can I find a contract for wholesaling that creates no obligation of me actually personally buying the property?

I am new to wholesaling. Do I pay the title company before or after the transaction has been closed?

Can I pass on the title fee to the buyer?

Guys, I want to start wholesaling real estate and I actually have a good deal but I am wondering besides a buyer and a seller who else do I need? Do I need an agent? A lawyer?
