@Ayodeji Kuponiyi yes I will have to do that. Do you recommend finding the team before you even purchase your first property?  I'm asking because I wasn't sure if you just find one or two people, buy a property to start, and then assemble the entire team as you pick up steam. Hmm. I'll have to do some more clear planning. Thanks for the input.

@Ayodeji Kuponiyi do you find that you are able to effectively apply your plan in Philly? Also is there are good market for 10+ units? I didn't know. I've been focusing on SFR. I need to expand my horizons clearly.

@Chris Mason at what point did he ask how many babies she was going to have?  Adding fake info to his story isn't helpful to him in anyway. He asked questions regarding the info. Asking her how long she was going to be out of work on maternity leave is not illegal. You sound about as sensitive as the applicant did. Maybe you should talk about it.

Ayodeji Kuponiyi I'm thinking of starting my investing in Philly too. My sister lives there so I've become a little familiar with my visiting. Would you mind sharing your criteria? I hear so much of the 2% rule but going over the numbers Philly properties don't exactly meet that. Not at first at least while a mortgage is being carried. So I figured it was best to wait and save so I could do an all cash deal and then do a cash out refi and build my portfolio up that way one property at a time.

I'm looking to get a HELOC on my coop in New York to unlock some capital to consolidate some debt and put a down payment on an investment property. Anyone have an ideas or leads?

You can look it up online but most (if not all) states require you to register as a foreign entity or as a DBA (doing business as) in the non-home based state. For instance I live in NY but planned on setting up an LLC in PA because majority of my investing will be there. But really more so because NY doesn't have strong enough protection for LLC and the startup cost is more compared to PA. Ultimately I'd also purchase property in NY as well so would have to set up a foreign entity because my home-based would be PA. And in any other other states I'd want to invest in the same.
