You dodged a bullet. Your questions were not discriminatory. You were focused on the income and how the lack of it would affect the payment of rent. Not like you were asking because there was a baby and you were thinking of baby-related stuff, such as crying and baby proofing corners. Just imagine how many more times these sensitive creatures would have been offended over the course of the lease term. However I would perhaps lay out some questions prior that could target potential issues such as what was already suggested regarding knowing if anyone plans on not working during the course of the lease.

Brian Whelan you were able to do the course online? Several years ago I started brick and mortar and my full time job took off and I never finished it. Totally waste of money. But I'm very much interested in getting my license. Especially now since I want to start investing and build up relationships. I'm in Westchester County. Can you share your experience getting it online and also how was sitting for the NY exam after that...did you feel prepared enough from the course?

Michael Lane Fleetwood is a section of Mount Vernon that is not in the crime. It's on the north side of town. Vastly different area. Yonkers near Bronx River Road and Cross County mall also doesn't have the crime issue. I actually live in Fleetwood. My issues there are taxes which are pretty high.

Thank you @John Hickey.  Useful information.  I have some more homework to do, but so far the numbers are lining up.  Insurance will be $1400-1700.  I need to confirm the meter situation.

The rent is guaranteed for he first year and then what happens? If you guys manage do you find new tenants? What's the fee if the property is vacant because you haven't found new tenants? If you are managing several properties for the same owner is each property 10% fee or are you setting a flat fee above a certain number of managed properties? Thanks in advance for taking the time to answer. I've seen some of your posts and am interested in learning more.

@John Hickey it's in Bayswater next to 5 Towns and Far Rockaway in Queens. It's in a very religious Jewish town and apartments are not vacant for long. 2 of the apartments would rent for $1,600 each and the last for $1,000 easily. Apartments don't stay vacant for a week they are snatched up so fast. Water and garbage is what I'd be responsible for. The basement-Ish unit is where I'd pay for electric and gas because it's on the main meter while the 3 bedroom apartments are on their own meters. I found out yesterday that same house sold around the corner for $465k and that one needed plumbing work. As is the one I'm looking at doesn't need anything other than a paint job and some spackling along with a good cleaning.

Ah!!!!  Well thanks to him and thanks to you for explaining. Too bad no one has weighed in. I think I already came to a decision though but would have been nice to get some feedback
