Hi there!

So, suppose I'm going to house hack in an area that is family-oriented. Has it been easy for you to advertise the home with tenants knowing you'll be living in the property as well? What would the ad wording look like? Additionally, have you ever house-hacked with a family before?

Hey there! 

So I typically run my numbers with 15% set aside for vacancies, repairs, and cap ex (5% for each). However, with margins being low, is it okay to use less than 15%? 

Say I run the numbers and I get a -$50 on my Coc return (I know there are many different metrics of success), but it's a newer build with new appliances and a popular area where vacancies are low. Is this too close of a call? What do you think?

To answer my own question, I think that although you could, it is wise to stay away from this and search for something better.

Hey good morning!

The more I've been diving into markets in Northern California (anywhere above Sacramento), there doesn't seem to be any strong REI communities. Does anyone have experience house-hacking/investing in Northern California?

Yeah I was wondering if it's possible to start with only a bathroom, then continue to build the ADU down the road when I have more funds. Nice to hear other people's answers, gives me confirmation on what I'm thinking.
