if its a single family you'd get an appraisal called 1004 as is + arv . if its a 2 to 4 unit you'd get a 1025 as is + arv appraisal . It would be based on the scope of work of the renovation that you're doing comparing for values in its as is condition and values after rehab

 There is still some value there although distressed unless its a tear down in my opinion for the foundation and exterior walls if salvageable . Keep in mind that assessed value isn't market value most of the time .

 You're able to get a renovation loan via refinance pending your qualifications . A heloc is also an option

a full renovation should take 3 months

DSCR purchase loans for existing Padsplit properties that have rental history, AND fix and flip loans that I will need to refinance into DSCR for properties I will turn into Padsplits.

best would be the fix and flip loan to then refi and hold after renovations are complete

I would finish the project , rent it out and then refinance to hold
