Mid 7's sounds like a great rate for the DSCR. How much are you putting down and how many years prepay ?

usually about 1% on the rate in savings

DSCR loans are the best and most convenient way to go

you may be able to find a bridge at 50% ltv on that . rate will be high . issue with those is not enough protective equity for the lender

more convenient and quickest . traditional financing isn't for every scenario .

Yes don't need the 3 days in a hud transaction 

The repairs very well may be but usually requested at the time the appraisal is received 

Brokerage accounts can be used for reserves 

If you choose to transfer funds they can be used as well . No seasoning required 

Loans usually take about 3 weeks to close on average

In PA under 312K won't have a prepay but it does effect pricing for sure . There are some funds that will give a prepay on a PA under 312k . What is your scenario looking like ?
