Its not even close to accurate might aswell not even be offered. They just quoted me 118,000 to replace 18 interior doors...

I purchased my first deal, a duplex for 250k. Put 15% down & they paid closing costs. 3 bedroom 2 bath on the side I’m renting $1225 a month. 2 bedroom 1 bath on the side I’m living in, it needs the basement finished still which i plan on doing after I finish flipping a house with my parents. The property also has a 20x30 shop. Everything is in incredible condition. My plan is that once the fliphouse is done & I finish the basement, I will have enough for a down payment on another property & then I’ll rent this entire thing out.

I’m fairly new to the calculators & this would be my first deal, a fourplex, It shows negative cash flow but, I didn’t know if I was plugging in the numbers right? If I was giving too much for vacancy, Cap Ex, etc. Thank You for the advice/tips! I plan on managing myself but, I was told to always apply management fees just in case.

Hello BP community, My name is Jacob Rickel, 24 , from Kansas City,Mo, I’ve recently found out about BiggerPockets and I’ve been looking into Real estate investing. I’ve been listening to podcasts everyday, looking through the forums, have a full time job 40+ hours a week & go to school 3 nights a week. My Mother has been a realtor in the Kansas City area for 10+ years and has been my biggest motivator to get into real estate investing. She’s letting me live with her to save up for a down payment on a house/duplex whatever deal I can find. Shes telling me I really need 20% down, so I don’t have to pay mortgage insurance because that’s throwing money away. I need someone’s advice who does real estate investing (Rentals) because everyone I talk to acts like it’s super risky which in return, shuts the conversation down. I was thinking buy a duplex and live in half and rent the other half to get my foot in the door or renting. So what would you do if you were in my position.

I’d recommend John jefferies with prime lending.
