This is really insightful Alexander! Thanks for sharing. Have your deals been homes that are already in foreclosure, or in preforeclosure status?

I own a Triplex in southern CA which is where I lived before moving to south TX and right now diving into learning all I can about sub to. Seeing your process has been really helpful.

Are there any investors that are in the San Antonio area that have experience with structuring a subject to deal in the last year?

Not looking to add value right now, just to get financing for the purchase price.

Hi BP,

I am planning to purchase a SFH in the north part of Indiana with cash then refinance soon after purchase (within a couple months) at a preferable 80% LTV. I've searched forums for this question and found some outdated info so I wanted to ask again if anyone has current contacts in Indiana at small banks or credit unions that are be willing to do this. Thanks!

Thanks Jake! I’ll check out GRE. I appreciate the resources. Do you invest outside of turnkey properties?

That’s a good point Darius. I’ll ask for someone who’s made money 3+ years ago and get in touch with them.

Thank you Steve. I know someone that has done some deals with the company I am looking at. I’ll talk with him about his experience and see if it’d be worth taking the plunge.

Hi Paul. Thanks for your input. I’ll be sure to do my research before I jump into a deal. I mainly want to see and experience the buying process from afar before I start building my team. Turnkey for that reason makes sense to me for the first 1-2 properties.
