Thats a good point Sarah. However adding a $50 cleaning fee (thats what we charge for a grill clean) can be a turn-off for guests an affect bookings)..

 Nice idea but that would apply the grill fee per booking, whether or not the guest carse to use the grill or pay for pool heat.

 Hi Jacob, check out the Host Co. Not sure if they allow multiple/different bank accounts, but I recently started checking them out for upsell on certain items in my property (i.e. extra fire wood)

I use B&D Property Management. I'm at 155 reviews and still getting those 5 stars. They are on their game, and have a dedicated Whattsapp channel for each homeowner. Call Dwight at 863-207-1090.

You can choose full end-to-end management for 15% or just cleaning if you decide to self manage.

Calling all PMS software companies, users and upsell apps!

Yes, we are under contract and have insufficient investor funds. The seller does not know this because we can always invest our own money into this deal. However, this would limit our capital to invest for future deals.

Thank you Kerry. I do realize that as much as I would like to get a debt investor if I plan on scaling up my RE portfolio, I would need the help of savvy investors. There is no way that they would pass on an equity position. SO although I do feel that a 20% COC is a fair deal, I also realize that lenders care about equity as much as (or more than) COC

We just got a great house under contract in Palm Harbor, FL. We are looking to raise $274K to fund this deal. This will be an 8-bedroom Airbnb that is 8 minutes to the beach. This was previously an Assisted Living facility. Presently, a lawyer inhabits the place. He has agreed to leave us all furnishings, save for his office furniture. (We don't have the addendum signed yet, but he has verbally agreed to it).  

As this is my first syndicate, I would love to get feedback on what I can do better. Am I offering good value as a return on investment?
