Looking for Advice on how to structure Real Estate Deal

We just got a great house under contract in Palm Harbor, FL. We are looking to raise $274K to fund this deal. This will be an 8-bedroom Airbnb that is 8 minutes to the beach. This was previously an Assisted Living facility. Presently, a lawyer inhabits the place. He has agreed to leave us all furnishings, save for his office furniture. (We don't have the addendum signed yet, but he has verbally agreed to it).  

As this is my first syndicate, I would love to get feedback on what I can do better. Am I offering good value as a return on investment?

looks pretty good in my opinion.....i think either plan A (refi after 2 years) or plan B will be a good choice either way.....just depends on what you want to do....but i love this...best wishes
