One of my landlords would like me to manage a property in Newark NJ, where the laws dictate a 30-day minimum. Any advice on how to operate a mid-term rental on Airbnb and having a full calendar? What rules can be implemented to ensure  the calendar remains full with no gaps in it?

Hi, I manage a Tuscany-Westside home for several years now in Kissimee. I am very happy with the neighborhood. The HOA is STR friendly and the bookings are great.

I find that medium term rental sites like Furnished Finders do best with apartments and 2 bedroom accommodations. For a 3/2 you might have a hard time pricing it effectively for the MTR market. If you were to find mid-term rentals, I would suggest filling it up with Short Term Rental bookings in between MTR bookings

That is interesting news! Is this for all listings:? I just checked a few and it doesn't seem to be the case for me. Unless a hosts view is different than a guests view? 

IN any event, yes this makes it more challenging but also confirms the case that you need to constantly listen to guests complaints and take action. Hosting is a never ending game of improving. 

On the other hand, we also have a dedicated person who removes negative, unfair reviews. It's not easy getting them removed and we need to open multiple cases, but its not fair that a permanent review should be left for a temporary issue that came up out of the host's control especially when the host made every effort to rectify the situation.


Just for fun, here is a screenshot of a 5 star review that I wished wouldn't have been posted. LOL.

I strongly disagree with you. I get to have an opinion as I have had Airbnbs nearby and manage Airbnbs all over the country. Having one nearby so that you can manage it better means that you will spend more time cleaning and maintaining rather than hiring someone else to do it and thereby get host burnout in a few months time. Buy something in a place where you will like to vacation in and hire out the management. You'll be much happier for it.

Ashely, some pool guys won't touch a hot tub and make all kinds of comments about it and make you think its the worst thing for an Aibn. Don't waste your time convincing them otherwise, just find a pool person that is willing to do it. It does not need to get drained each time. Once every few weeks/months is just fine depending on usage/season.

You can offer a 40% discount on midweek stays. Another effective strategy I use is a "Book 2 midweek nights, get the 3rd free" deal. This has worked well for filling midweek openings.

Buying a condo in Treasure Island could be a great move, but be sure you're prepared for the next hurricane. I was on Anna Maria Island last week and saw a lot of new construction. Older homes that aren’t elevated could suffer major damage when the next storm hits.

Many expect market saturation in the coming months, as flippers are snapping up flood-damaged properties. While they may face intense competition, if you’re able to hold onto your investment for at least five years, you’ll likely be in a strong position.
