If I had to pick one it would be the siding. If the exterior has curb appeal that's ideal in any market to any buyer.

I would say that this does not warrant repair. If it was in working order and they broke it it's their problem. That might be blunt but as you mention if you tend to these types of issues it will become over whelming with alot of units.
