4 bed 3 bath 1850sqft

$60k house

$80k ARV

$20-30k repairs

-flooring

-paint

-mold (not horrible)

-lrg tree removal

Current renters $750 (been there 8 years)

Rent could increase to $950

Payment at 60k is $530

Should I do this!?!?!?

Here’s the deal

-4/3 bath rent $750 ($950 is very obtainable)

-$75k house

-House needs $25k in rehab

(Normal stuff) also has a metal roof with a leak caused damage

-ARV is $80k

I would need to get is for $35k in order to do all the work needed ...

Is this to far of a stretch!?!?!

You should use agents even some in the same area I’m by no means scared of someone looking even if it’s not me, because I’m confident I can find something ! I have sent deals to people

And they used other “their agent”, but most of the time when I sit with someone and talk to them I know if one they are serious investors two if they are shady. That took time as an agent to figure out, so before I figured that out I got burned and then I began to ask for the contract... but then I learned to read people.

Overall you should use that agent because he was bold enough and upfront to try and sale the deal which means he would do the same on your contracts! Bold and upfront ... hopefully with complete professionalism!

Look up reciprocal states... example I’m an AR agent and my license can be used in FL as well as a few more!

I would send my investors who have an agreement a deal quicker than I would with someone who I don’t with...

From an agents perspective what would keep you from having multiple agents looking for you and you choosing one even if they didn’t send you the deal...

Either way it’s normal for them to ask it’s an agents way to see how serious someone might be.

I'm in a hot market in Bentonville AR , and I've seen people/investors do FSBO " for sale by owner" and it's as if they are raising their hands asking for a realtor to help . 87% of people who do FSBO end up using an agent. Most people don't have the time ,resources,marketing that realtors do. Here's the other side ..

MOST AGENTS do the “3 P’s” of selling

1) put a sign in the yard

2) put it on the MLS

3) PRAY TO GOD IT SALES

Find and agent who will do the extra “P”

4) PROACTIVELY LOOK FOR THE BUYERS!

I have 7 kids... here are some things teach and how I pray it conveys to the future

1) Be a active helpful member of family

- being helpful in society

2) Don’t expect handouts !! Work to better others first and in turn they will pay you for it

- allowance is welfare earn by going over and beyond

you normal job/chores

3) Three things to do with the money they have

Give, save , spend

- Others first (charity/tithe), their futures ,

needs/wants

Start...

1)deep clean

-( if it doesn’t work)

2) ozone

- you can’t stay there while you do this!

3) paint and carpet

Also if it’s a humidity deal try a dehumidifier

If that doesn’t work ... hire a priest and perform exorcism 😉

@Joe Alford If it was between a paying faithful tenant or my daughter. I would choose the tenant.

WHY!?!?!?

1) Tenant (if) faithful for 30 years deserves to live her last few in the place she feels comfortable

2) daughter needs to grow in responsibility

I can honor both generations the elder and the new at the same time!
