Looking to see if any one knows or would recommend a Real Estate Investor focused conference in San Diego area this Fall (Sept-Oct)?

Hey Sam. A lot of good advise here. Personally I would allow month to month at an increased rate but then put in place a mandatory stay period between Oct-Feb to ensure you are better positioned during slow season. Demand will cool and your tenant selection pool may not be as ideal. Best of luck man!
