Hi David,

Great question and I believe presenting this information in a clear manner will help demystify seller financing and any concerns sellers may have. We are doing an REI meetup with this topic toward the end of the month. There will be some resources provided to attendees. If you have time, come check it out! I will be posting here on BP in a little bit, Cheers!

Post: High Yield Business Savings Account & Best Credit Card

Hello BP Community,

I have recently removed the escrow accounts from our financed properties. That means I will be sitting on a bit more cash until I pay taxes and insurance every 6 months. That said, I could park this blin our standard business checking account, but I’m wondering if there would be a business High Yield Savings Account that would be more beneficial? AND my current business CC is a 1% cash back card, what are others using? Ideally I would like to have these accounts at the same financial institution but it’s not a hard requirement. I am also holding security deposits in a standard savings account and would like a better yield. Thanks in advance for your thoughts! -Jacob

Hello Meghan!

The journey of real estate investing is a fun one with many different directions you can take. I would recommend attending some of the local real estate investor meetups and see what you can learn and who you can connect with at some of the events. I will be posting one here in the forum soon and we have them monthly, so if your available come on by. Cheers!

Hi Scott. We have used Hellmuth & Johnson for legal services like filing a quit claim for a deed to be placed from personal to the business entity. Best of luck!

Hello San Diego REIs,
I am reaching out to build my local network of REIs in the San Diego area. My wife and I are going to be relocating and would like to connect with other investors in the area. We currently have 10 LTRs in Minneapolis and will plan to keep our portfolio and remotely manage those units but we want to keep learning and be exposed to other like-minded investors. Please reach out with any Monthly REI meetup info you might have or connect with us on Social Media as well (BridgingTenants). Thanks again and hope to connect! -Jacob

Hello Everyone. I am looking to relocate to San Diego and have been looking at properties with an ADU. Does anyone have any resources that could educate me on how this portion of the property could be placed in an LLC, depreciated, or other potential business advantages/disadvantages or other considerations? I am wanting to be in the area and it seems like a good strategy to offset some of the cost of the high mortgage for my primary. Thanks in advance!

Thank you so much Kara. We will look more into this and make a plan to come out. My wife and I would be happy to set an appointment with you while out that way if your available. Note, we are working with someone now and plan to keep that going but may be able to benefit each other as we plan to do investing once out there and are not yet sure we want to become a licensed realtor. -Jake
