Post: Finding last sale price

I understand that last sale price of a property is public record and should be available via County Clerk's office. However, I just can't find that info on my local county's website. Anyone knowledgeable with Brooklyn (NY), county clerk's website can please advise?
I have been to NYC's http://webapps.nyc.gov:8084/CICS/fin1/find001i and it has tax and other info but nothing showing last sale price and so on..

Hello Everyone,
Heard a sales pitch from a local sales agent about the apple REITs. Anyone has any insights on it? I'm thinking of putting some cash in a reliable REIT and looking at O, UHT and HCP. Any other REIT people here recommend?

Any advice would be welcome before I go throwing my money

I wish I had a list like this when I rented my apartment. My landlord IS a slumlord and I know he'll create issues for chipped paint when I finally move out although the paint was chipped when I moved in. Lesson learned !

Thanks Guys. I read somewhere that a transfer to LLC is regarded as a sale so taxes are due at the time of transfer. Is it true? I'd rather start out as LLC ownership in that case but getting mortgage might sticky?

I'm sure this problem has been solved by people here.

Hello Forum
I've read and reread about setting up an LLC before buying a property and it's advantages. Just spoke with my CPA and as per her, getting a mortgage on LLCs name has gotten very hard. Is it true? What's the general experience and advise here?

I'm in NYC and would like to purchase a 2 family - use one unit as primary residence and other rental.

If not LLC, is it still possible to take depreciation write off on personal returns ?

Any insights would be helpful. thanks much.

I'm totally new to this but have been hooked to this and other sites and books. Already did a seminar and have been on the Internet everyday looking for deals. As I read posts on this site, I realize, maybe I AM in a difficult market since it's almost impossible to find motivated sellers (of any kind). Is that just my newbie instinct talking or NYC (Brooklyn/Manhattan) market is indeed tough to crack?
I'm surrounded with grossly overpriced properties sitting on the market of months but absolutely no price movement!! This is not supposed to happen!
Should I start looking in other areas ? Is it even possible to do deals in NYC ? Or you must have Trump as your last name to be able to do deals?
Any insights will be helpful. thanks
