I own a parcel in Apopka Florida that Iam trying to sell. However, have no idea how to go about doing it myself. Are there online marketplaces specializing in Land? Is Zillow a good place to advertise? Since most real estate agents specialize in Single Family homes, I'm little hesitant in hiring a RE agent.. Any advice would be appreciated.

It has been probably discussed before but I can't seem to find a good thread.

Since sellers like cash, I'm thinking of pooling my own and my friends' reserves and make cash offer. If accepted (and after closing), can I apply for a conventional mortgage ? Is it even possible? Or I'm stuck with taking out an HELOC? How soon can I apply for a mortgage?

Anyone has any advise on how to write up the loan agreement with my friends? They'll need the loan secured by the home, right? Will that create a problem with conventional mortgage with the bank?

Post: Unresponsive landlord - any advice?

I understand this forum is mostly for landlords but I'm a tenant stuck with a not-so-nice landlord. He wouldn't respond to my emails/phone calls for basic repairs (eg leaking toilet). He only shows up to collect rent. Would say he'd fix things but then disappears without trace until next month :(

What are my options? I was thinking of getting the repairs done myself and deducting it from the rent. What are the pros and cons of doing that?

If not that, what else can I do? I can't wait for the lease to get over but have eight months left on it unfortunately. Please advise if you can. thanks

Good question about expectations. My main purpose with a mentor is to see the transactions getting done and be part of it. Get down and dirty. Actually prepare paperwork, work with attorneys, title agents, banks, sellers, realtors, Private money lenders and whoever else is involved in (mostly flipping) a property.
There is only so much you learn 'reading' books. I need hand-holding and was wondering if these mentor programs do that.

Just wondering if anyone here has any experience with a real estate mentoring program from 'innovative investors' ? The owners(Darius Askaripour and Hugo Ramirez) claim to fame is 'direct accessibility' and small group etc. But the price tag, as always, is quite high.

Toying with the idea of tax liens. Mostly because it seems to involve somewhat lower cash outflow. My questions to the group are,

-what should I absolutely watch out for?

- I've heard FL and TX are good states to start with tax
liens, is it true? Any advise here?

- I find it hard to believe someone who is behind on
property taxes will pay the lien holder back taxes and
15-20% interest! Do Lien holders almost always end up
evicting the owner? Isn't that a long process?
