Could someone please define these terms and explain the similarities and differences? Thank you.

I’m a landlord who decided to trim the trees in my rental property today and the tree leaves fell into the neighbor’s front yard. This neighbor saw the leaves falling onto her front yard and threatened to sue me for leaving her a huge mess, what should I do? Thank you.

If a landlord has paid her mortgage completely and just need to pay property tax and insurance. What is the best way to protect her property assets? What are the pros and cons? Thank you.

I always use text and let tenants know up front that is the best way to reach me.  I check my email several times a day however things can fall through the cracks.  I feel that is how most people communicate now anyway and I have documentation of everything.  While this can't be used for any official notices this is just the most convenient way I have and works for now.  I try to avoid phone if possible because there is no record and is real time, with text I have opportunity to think through what I want to say so that everything is clear and I have a moment to think through options.  On more than one occasion after reading text I have had an immediate emotional response that I just didn't send and after thinking it through was able to be much more reasonable and professional.

Hi, I’m a new landlord. What is the best way to communicate with tenants if I have questions for them or inform them of tasks I will be performing in their home? Should I use text, email, written notice, or phone call? If I use email, should I use a dummy email to keep myself anonymous? Thanks.

If I need to have a $50,000 job done on my home, should I require the contractor to purchase a payment and completion bond? If so, who usually pays for the completion bond? I have heard that a completion bond is usually paid for by the homeowner, is this true? Or the contractor pays for it? Thank you.

Hi I'm a landlord. I have tenant who has been renting my SFH for the past 8 years. In the past, I have noticed he was installing security cameras in the front door, on the window in the living room facing outside, and in the driveway. I have also noticed that he repainted the security door that was rusty to new paint. He has a background in law enforcement, painting, and engineering construction inspection, and public works. He has been paying rent in a timely manner and keeping the SFH very tidy, but I'm concerned he is a sophisticated and experienced tenant who may be wanting to take over my home from his actions above. What should I do? Should I be concerned?

Hi, I'm a new landlord and several days ago my tenant had asked me that the white paint of an exterior wall on front of the house and exterior wall of the house next to the driveway was peeling off. Today I went to get white paint and paint the exterior wall on the front of the house. The tenant asked if he needs to move his car in the drive way. I said no. Later I moved to white paint the exterior wall of the house next to the driveway. Because this is my first time painting exterior walls and his car was parked on the driveway, some of the paint (blemish) was blown by wind and stuck onto his car. He later discovered it while I was still painting and said I got white paint over his new car. He is now furious and decided to file a lawsuit against me for the paint on his car. What should I do?
