I come across deals (all over the county) which don't have enough margin for flips but may be of interest for anyone who is buying to hold at this point in the cycle. Is there anyone on here who is currently buying to hold who would like to connect?

@Claire Trammell you wrote that you can find where you want to target based on some preliminary research. Would you be able to expand on that? How would you pick an area? I've seen it said to follow the hot zip codes of cash deals in the last 6 months. But wouldn't that be the area that everyone is targeting and hence a reason to choose an area that is not as hot? And if that is right do you have any insight on how to choose another area?

For what my 2 cents are worth, Tom is a great guy with full integrity. I doubt you'll find anyone who works/worked with him with a bad word to say about him. Oh, maybe his dress sense.
