If you want to do a deal by the end of the year, you'd have to get started yesterday! Takes a while to get the ball rolling here. I've done 10+ wholesales in LA this year and alot of those came from prior marketing in 2019 and a very large volume of marketing. Set a plan and stick to it even when it doesn't seem like its working initially. Follow up with all your leads religiously and aggressively. Hope that helps

Does the ban on evictions apply to Single Family properties also? Property is located in City of LA

Auction .com is a good place to pull buyers from if you're wholesaler. If in person, speak to them. If online track the sales and reach out to the new owners once it shows

@Michael Perez, LA is broad and so are the options. Are you looking to flip, hold, a combination of both? Residential or Commercial? Etc. I've wholesaled all of the above and each is their own animal

Hi @Andrew Moran, having wholesaled multiples properties in the last 2.5 yrs, I can tell you that LA is a challenging but very rewarding market. Best bet would be to team up with or shadow an experienced investor. This will cut your learning curve by at least a year.

Having wholesaled 20 deals to flippers in LA last year and probably will do more this year, I would say LA is a great place to flip; but they're likely going to be harder to find than AZ.
