I hear you @Geoffrey Schnake. Because I believe that real estate investment would be utterly catastrophic for Charles, I took the strong approach. Those about to jump off a cliff must be forcefully and rudely grabbed. Again I stress that this has nothing to do with Charles' age, but everything to do with his precarious financial situation.

Madness. Complete madness. Regardless of your age, your financial situation demands that you stay far away from any attempt to invest in real estate. Rather, concentrate on living below your means, start religiously reading the bogleheads forum, start saving, and when you do invest, invest only in Vanguard index funds. 

Those encouraging you here are not your friends. Flee real estate. Ignore these words at your peril.

In the strongest possible terms I recommend that you visit bogleheads.org and dedicate yourself to extensively reading it every day, along with the forum there.

I forgot to mention the order in which to read Gallinelli's books. 

1) What Every Real Estate Investor Needs to Know About Cash Flow... And 36 Other Key Financial Measures, Updated Edition

2) Mastering Real Estate Investment: Examples, Metrics And Case Studies

3) Insider Secrets to Financing Your Real Estate Investments: What Every Real Estate Investor Needs to Know About Finding and Financing Your Next Deal

4) 10 Commandments for Real Estate Investors

As you can see, I especially like Gallinelli. He keeps it really real. No fluff. And he graduated from Yale when it still meant something; that is, before today's universal dumbing down. It shows.

He's referring to section 14620 of the California Probate Code. However, it has no section 14620. Or perhaps he was referring to section 14620 of another code. Or he might have mis-typed the probate code section.
