Post: Expanding the portfolio through a manager ?

Hi all , just after some advice to grow the portfolio that I currently have . 
there are 14 BTLs and some money in the bank to buy a few more . Is there a portfolio manager or analyst or similar ? Who can go over the portfolio with a comb and look at rental increases mr and mortgage and equity and basically look at different options to grow the portfolio more ? 

I'm not after a property manager to take care of rent etc more someone to look at the projected future in 1-5years

I did this about 4 years ago and used it to build a portfolio of 16 long term lets

I have managed to get another £100k from a business sale and I'm going to buy 5 houses for $80k worth $100k and rent them out for 2 year and then sell them on for $100k in a market worth $110k . 

Anyone else got any ideas for doubling the 100k . The rates are too high to remortgage and BRRRR and the properties I'll be buying will be mainly for equity as cash flow would be low

Thanks I appreciate that and yeah they're enough money for another 8-10 Single family homes . Just bought another one with big equity in it and I'm enjoying the process but I'm not sure if it's different where you guys are but the cash flow on a 4 unit doesn't make sense here compared to 4 SFH as they cost the same and cash flow less and equity doesn't seem to grow as much . For a change of scenery I was considering buy 3-4 higher end properties in the city and let the equity build up over the next 5years but scaling over here is abit of a challenge .

Always flipping 1-2 per year also which generates nicely and keeps me moving . 
how would you guys scale if you didn't buy more SFR and the numbers on triplex and above didn't make much sense ?

Hey all I'm looking to scale the business as we currently have 14 single family homes . Where I live in the uk the whole duplex and triplex etc doesn't exist .

There is a couple of duplex's dotted around but they are the same Price as 2 single family homes and get the same rent

in terms of scaling I've seen bigger pockets podcasts explain you can't keep doing single family rentals , you need to move onto a quad plex etc. 

I'm currently BRRR strategy and it's slow for growth . We have the capital to buy another 8 single family homes but we are looking at other options to grow ?

Hi all I currently have been in real estate For about 5 years now . I have built a portfolio of 12 rentals mainly from BRRR and a couple of flips . I'm wanting to up the cash flow per month and have around $160k sitting to be used . Looking to scale up a lot quicker with the investment . I have considered Airbnb properties and was wondering what everyone else would do with the £160k for cash flow purposes

Hi Jessica this is a very neiche idea . 
I have a friend who does something similar and he found that his idea only works under the factor of having more than 1 USP as renting out cheap accommodation and looking after lawns etc can be done under most complexes.

His USP was to offer a food delivery and let's call it an Uber service with the accommodations for people who were unable to get around .


i know this isn't much help but a more in-depth focus on what can be offered would be attractive

Hi all I was wanting to know what other options everyone does that makes money through properties.

I have my own BRRR BTLs and I've flipped before and I've got friend who wholesale etc but are there any unusual or unheard of ways that people are making businesses using property ?

Example:
starting a specific online estate agency driven towards helping specific sellers that have unique airbnbs for sale . 

If there is already a forum category that has many options of making money other than the usual I'd appreciate it if someone could direct me .

@Scott Passman yeah the goal is £20k per month cash flow which is around 30 doors for the different types of property I currently own . Just going forward I’m trying to see what would work best as some of the deals that have abit of cash flow and abit of appreciation aren’t good enough to make the most out of it . It seems to be a flip or brrrr or a solid rental here in the uk

Hi all just a quick question ... if you were looking at buying 2 properties and at let’s say £100k each 

one is cash flowing £300 per month but in 2 yrs time has around £30k equity and  the other property is 
cash flowing £600 per month and will have none to very little appreciation in 2 yrs time as it’s just a good rental but no equity etc 

Which would you choose ?
