RENTING ROOMS TO 55+ INDEPENDENT LIVING IN SFH

With rents rising and the "silver psunami" approaching, has anyone heard of renting out rooms to 55+ to individuals living on a fixed income, don't yet need assisted living, but can't afford those pricey independent living facilities?  I was thinking this could be a great new niche to learn about or start, if it doesn't already exist for people 55+. 

I was thinking I'd provide property management for small tasks that are difficult for elderly, provide a weekly cleaning service and lawn care, but beyond that, they'd be on there own to maintain the home.  They'd do all their own cooking, grocery shopping, etc.

I'd purchase a ranch, of course, and convert the bathrooms to have walk-in showers, install handicap bars and install hard flooring through out.  I was thinking one bathroom for every 2 residence.  So more than likely, 4 bedroom, 2 bath homes.

Anyone have any info on this trend starting?  Any help is appreciated!
