Quote from @Randy Rodenhouse:

First let me say that when a list provider of website cla "motivated seller" then run.  No on knows if a person is motivated unless they spoke to them directly and maybe went to the property and had a face to face conversation. So if you see some selling this BS run!

Now to answer your question about off market deals or off mls deals then the answer is marketing.  In order to find sellers you need to do direct marketing (letters, postcards, etc) to different areas and different lists like out of state owners, pre foreclosures, divorce, etc.  If someone gets you marketing peice and takes the time to call you then there may be some motivation there and you pursue that lead.

Thank you for the great inputs,   I am okay with direct marketing using postcards or anything other than text blasting and voice.

Quote from @Glen Wiley:

We always choose low maintenance materials for rehab in our class C/B properties. Consider the long term cost of ownership - butcher block is expensive, looks great and can wear roughly. Laminate counter tops look ok, not great, but they show very little wear over time and are cheap to replace when they get damaged.

We use agreeable gray paint for the walls in all of our rentals - it wears well, shows dirt less than white.

Agreeable gray paint is definitely a winner for my rentals also.  Laminate is definitely a good choice depending on the type of neighborhood and who your marketing too.

Currently I do not buy properties in volume, I use Redfin and love it, however I would like to buy a flipper before it hits the market. I am finding it is harder to find deals where at a minimum I can profit 40-50k. So I started looking into Invelo. I looked at potential leads in an area, but Ivelo states motivated sellers. I question this because my properties are on the list and i am not motivated to sell 🤔. I get so annoyed with all of the phone calls of folks wanting to buy. I do not want to be that annoying person to others. How have others gained access to property deals prior to hitting MLS. I will say I lucked out and purchased one without being listed but this is for another day. I look forward to the replies.

Hey Jack, that is amazing!!

I am not too far away in CLT. Would love to connect with you and hear more about your properties and goals for your first flip!

Thank you, my goal will be to sell this one.   I do already have a realtor.  I see you are a Lender which I definitely need good connections for loans.  Are you a typical mortgage lender or private?  I ask because I am interested in utilizing OPM for my next flip.  Be Blessed!

I have a handful of rental properties and so thankful I do for the passive income and now the huge increase in property value.  I still have a full time job in Cybersecurity and use any spare funds to put back into real estate.  I am currently working on my first flip and definitely do not know it all,  as this is why I am here.   I am a very friendly, teachable, knowledge sharing kind of person.   Oh I am a die hard Carolina Tarheels fan too, Go Heels!

I am new BP member! I have a handful of rental properties and working on my first flip as I type this. I searched and found this thread but still confused. Should I have my rental property under an LLC? Same goes for any new flip homes or rentals I purchase. My main concern is ever getting sued and my personal assets cannot be touched. The 2nd benefit would be for taxes, I am speaking with my CPA soon for this one.

I just do not want to loose everything I worked for over the sue happy folks out there.

Thanks

This is my first post and happy I found this site and what it offers.

I have a rental property that has water stained popcorn ceiling that either needs to be replaced or converted to flat surface.  The following rooms need the work performed.  I received a quote from ServPro and almost passed out.

Living room

Master bath

2nd bath

hallway

kitchen

Thank You
