Post: Converting Single family home to MFH in the County

I own multiple SFHs as rental property.  I purchased a 4k sqft investment home that is built perfectly for a multi home layout with some renovation.

Must i have the home rezoned?  Or can i have 2 different power meters installed and mailboxes?  I know the septic must be upgraded, different hvac units for each.

 I did move forward and paid the 6k.  I still made $36k on the property sale, so I feel there was still a profitable and happy ending.

Good to know.  How can I verify this in the future when there is no power to the home?  I am trying to learn from this and move on.

Bigger Pockets subscription is recommended, It has a lot of learning material. Start saving now and work on your credit score.  Borrowing other people's money sounds great but the market prices are high and hard to make profit if you borrow the down payment and borrow for the remainder of the mortgage loan.  The private lender interest rates are high. My wife and I are still learning but it gets easier once you get that first property.  You can then leverage the equity to buy more.  Oh and don't buy fancy expensive cars save that money.   Read Poor Dad Rich Dad by Robert Kiyosaki.  He talks about many things like precious metals but focus on what a real asset is.  It's a great book!   You can always dm me.

I am not sure if this is the proper forum for this question.  My wife is a flight Attendant and would like to become a realtor however she travels a lot and would need online courses.  Is there something like that out there?  We are not new to real estate as we are flippers and rental property owners. TYIA

I vented my case, and it's pure ******** for this market. I'm in your boat and know many an investor who  are totally fed up with it, too. There'll be a change if we are loud enough. Texas has it too but you don't cough up a few thousand, it's all in the $100-$500 range max.  It's the biggest scam in the transactional aspect of real estate.

Yes,  I have lived in NC all of my life, but DD with an as is home is ridiculous.  To me it's a way for the seller to just keep money flowing into their pocket.  I do appreciate the thread and I will keep my comments to myself LOL.  I guess I will take a break from real estate investing.

I'm not aware of any law that requires you to hire a professional inspector. I've purchased several properties that I inspected by myself. 

Caveat emptor = buyer beware

I am not stating required to perform inspections.  I actually want to have them done.  I am not good enough with electrical and roofing to catch what my inspector has called out in the past.

The other things you choose to pay for, inspector, termite inspection etc those are your choice...and you can just skip them and close eliminating the concern about option money.

Yes, I want to do those things.   The question is in order to perform the inspections must I put due diligence money down?  I heard it is to get the seller to take the home off the market to perform these inspections.
