Thanks for replying, great hearing from everyone! 

House hacking could work for me as i'm pretty young and could move easily. Does a 203k loan have similar requirments as a HOA loan? Thats what i was also looking into, seems to be less risk for doing my first one.

Would you guys stay away from hard money on your first flip?

Hey Guys,

Hope all is well, for the past month or so i've been looking for a property to flip in the central jersey area (hamilton, nj) and came across two i would like to make an offer on. Being new to this i'm still exploring a couple options when it comes to financing, ideally i'm looking for a private money lender but would like to get a solid track record before seeking that person. So i was wondering if anyone had any recommandtions on lenders in the central/south area, either hard money or a local bank you've had a good experience with. Thanks so much for all your time, would love to hear how everyone else got started investing if you guys wanna comment below!

So I'm looking at a couple potential rental properties this week and was hoping to hear what questions people ask when looking at a potnetial property. 

Besides asking about any captial improvements what questions should i ask about the property it self? 

I already have the MLS information regarding taxes/HOA association fees.

Hey Guys!

I'm farely new to real estate investing from the Central/ South Jersey area (Hamilton, Nj). I just graduated college and and am starting to learn the rental market in South Jersey and am close to closing on my first deal.

I'm writing because i would like to connect with others investors in the area to bounce ideas off of and potentialy work with as eventually i would like to buy and flip my first property by the end of the year.
