I’m looking to get active in a local real estate group in Pittsburgh Pa. I’m struggling to find some and I stumbled upon a couple, however they are charging a yearly membership fee. From my understanding I thought most of these groups were free. Should I pay for this group? Also any suggestions of groups in the area would be greatly appreciated!!!

So I am on the search for a contractor. I have been asking family and friends and just about anybody that I know who had contractor work done recently who’ve they used. This is when a question hit me? Are all contractors good for Investors. If a family member had there kitchen remodeled for 40k and they love it and say that the contractor was reliable would this be a contractor worth hiring if I’m looking to put 20-30k of work into the whole house!? All comments would be greatly appreciated thanks!!!

Planning to get my real estate investment journey started within the next six months and am still back and forth between SFH and Duplexes. In terms of fast tracking the early stages of my real estate investing career would it be better to put an emphasis on the appreciation of the property or the cash flow of the property. I'm aware usually SFH are more of a appreciation investment and duplex is more cash flowing. Would love to hear your input. Thanks!

Hey BP! I am just starting my real estate investing journey and was looking for some feedback. I am planning on going with a Buy & Hold business model and am wondering what things you wish you knew when you first started. Weather it was a mistake you learned the hard way or tips you were told at the start of your investing venture. I figure common beginner mistakes can hopefully be avoided by learning from people that have done it before. Really appreciate any feedback! Thanks!

@Randall Wagenleitner

Ideally I could just leave that 30K in the index funds and take this time to save and learn about real estate. What do you think a good goal would be for savings to get started in real estate? I was thinking somewhere around the 15-20k mark but idk if this is to low or to high?

@Sanford Myers

Is the only difference between a house hack and a rental property that i am living in the property? I have no intentions of moving as i live with some of my best friends, however still want to take a proactive approach towards my investing future. I currently have roughly 30k in index funds. I chose the stock market initially due to its full hands off approach so i would not cut into my time. Now i am willing to put some time in my investments aka. real estate. So would you recommend saving my money in a high yielding savings account in the meantime to save up for a down payment? Thanks for the help.

I am currently a college student who is looking to get into real estate investing either through BRRRR or conventional single family house renting. During the summers, holidays, etc. I live at home in Pittsburgh. During the school year I live in State College where i go to school. I have two and a half years left in school. For my first property i would like to self manage but don't know if I would be better off getting a PM since I'm not permanently in one residence. I am unsure where I should be investing in my first piece of real estate. Please let me know what you think my best option would be!

By referrals I mean people that know good contractors, real estate agents, property managers, lawyers, etc. Basic rule of thumb is you can never make to many contacts! Hope this clarified things for you!

Educate yourself! I would strongly recommend reading "Rich Dad Poor Dad" this is a great easy to read book that will lay down a great foundation for your financial future. Also don't be afraid to let your friends and family that you are interested in this. The more people you have supporting you, giving you referrals, willing to help you the better! Lastly, don't listen to anybody that says "you're to young" they are low key jealous that your taken the right steps to being successful. I wish you nothing but the best!
