Seeking "Things I Wish I Knew"

Hey BP! I am just starting my real estate investing journey and was looking for some feedback. I am planning on going with a Buy & Hold business model and am wondering what things you wish you knew when you first started. Weather it was a mistake you learned the hard way or tips you were told at the start of your investing venture. I figure common beginner mistakes can hopefully be avoided by learning from people that have done it before. Really appreciate any feedback! Thanks!
