@Mike Nichols yea, if it’s all trees, I be so happy. 

@Jon Crosby appreciated the info, don’t really care about the tax on it, since I live in Arkansas, land tax is dirt cheap. All I worry about is the grass. That’s it.

So I found a property that have 3.5 acres of land. The house is great, I guess the 3.4 acres turn off a lot of investors.

Would you buy it? Asking price is $48k. Can rent for $650. Need $5k cosmetic work. 

What I worry about is what I do with the 3.5 acres of land? I have to cut it with lawn mower? Buy tenant a big fancy lawn mower and ask them to cut it? Raise two goats and let’s them eat the grass? Or just walk away?

your house is renting for $2100. Your in the high end market in my opinion. So I would expect high end everything. Which means no carpet in the house, and everything is modern.  I know someone that is in the same situation as you, his house is renting for $1600 (also in the high end market). He use average stuff like carpet, average cabinet, average bathroom design, been setting on the market for 6 month, can’t rent it out.  (He have to sell it, can’t rent it out, other house that’s renting for $1600 are way more modern and better)

Just my opinion. Maybe look at other house that’s Renting for $2100 and see what kind of house people are willing to pay $2100 for. 

I don’t know if i’m Over worrying about this but want your opinion on this.

Got this house everything is looking good, meets the 1% rule.

Only thing I don’t like about this house is it got like 5 or 6 trees in the back yard. The trees belong to the neighbors in the back. 

The backyard is huge, it got like  8000sq feet of space. The trees are like 60 feet away from the house. 

They are not huge trees. The tree look healthy. 

What I worry about is having huge storm and the tree falls on the house and might crush the house. I don’t care if the house got crush or not, what I care about is the tenant living inside. If the tree crush the house and hit the tenant too, it would be really bad. 

I do not know for a fact, if the tree falls and it would crush the house. It might just be lay on top of the house. Because the tree is 60 feet away from the house, I know for a fact only top part of the tree will hit the house, not the main body of the tree. (If it falls)  Plus, I will put fence around the house, if the tree falls, the fence will loosen the impact if it falls. 

I know I am over thinking and those tree are driving me crazy because I keep thinking worst case situation.

I found this house that is 367 feet from a railroad track. The house is AMAZING for the price and $40k undervalue. 

House will probably appraisal for $100k but the bank is only asking $60k. (Bank owned) 

Need about $10k work max. If don’t need a new A/C probably $5k work or less. 

House was build in 2000s, so all electrical and stuff are pretty up to date. 

Great neighbors and neighborhood. (talk to about 3 neighbors) lots kids outside playing (super family friendly)

House can rent for $800 a month. 

House only need some TLC , no  major problems. 

Forgot to ask the neighbors if they can hear any trains coming from 367 feet away.

I’m going to buy the property and rent it out. 

Only thing that worry me is being to close to the train tracks. Would you buy a house like that? 

 The train track is not directly in front of at the back of the house, more like down the street

since your your own boss, what time do you usually wake up? 

I usually wake up around 9am. First thing I do is check stock market & Twitter  for 25min lol

@Eli Lederman oh no, I was just giving a example. I don’t have any property in NYC.  So what you are saying is if I need to fill a eviction, eviction lawyer can represent me in court and the owner of property don’t have to physically Be there in court right? Thanks! 

Hi, I have few questions about eviction for out of state investors. Say if you live in Arkansas but you have a property in New York City. If you live out of state do you have to fly out to NYC to fill for eviction and show up for court date to evict someone? Or can you just assign power of attorney to a local eviction lawyer to do the eviction process and I (owner) never have to fly out there? 

(My guess) I think I don’t have to fly out  for eviction, because for example Donald Trump owns hundreds of property and I don’t think he need to personally show up to court to evict someone. I think lawyers will represent him in court so he don’t have to fly all over US. I’m just guessing not really sure. 

Hi, I got a potential tenant that has a service dog. I check tenant Facebook page, her dog is a pit bull. Is it legal in all 50 states to take a pet deposit for a service dog? I usually only take $50 for pet deposit (no refundable) First time dealing with this, I will ask tenant to give me proof of documentation for the service dog (making sure she is not playing the service dog trick to avoid the pet deposit)
