I would stay far away.. you do not want to add on any additional stress factors when investing in real estate and being in an area that has a history of deadly crime is not ideal.

Plenty of good hard money lenders out there but I will say there are also plenty of scammers out there with junk fees, etc so I would be very careful and make sure people you talk with have good reviews. Happy to connect if you would like to further discuss hard money solutions!

Comps will be important factors for sure - cash flow is a very important factor that goes into consideration for buy and hold factors - it is always good to know a general sense of your anticipated interest rate as well as insurance, tax, and market rent figures to see if you can profit each month on any potential deal.

You will likely need to sign with a brokerage - they should be able to equip you with access to the MLS. After two years you will need to do continuing education which will be an additional cost (price will depend on which company you choose to go with). It sounds like you wouldn't have too many running costs as an agent if you are not looking to market yourself.

I agree with Erik - most lenders who are underwriting based on cash flow are only comfortable with 65% LTV on rural properties if they do lend on them
