I agree with Eliott in that these investor friendly agents will be well connected with lenders, wholesalers, etc and will most likely have access to off market properties through their connections

I have heard that loopnet is a good source to locate spaces for sale/lease

You can find wholesale groups on facebook just watch out for scams!

4% will be nearly impossible these days even with a large buydown 

It will surely depend on what the insurance, tax, and other expense figures look like, but I agree with Justin that $2k in rent for a property valued at $400k is not likely going to cash flow with today's rates - I would make sure to do your due diligence before finalizing any decisions. 

As others have mentioned, banks will usually use their own and most lenders will require that the appraisal is ordered through an AMC (Appraisal Management Company). Like Galen mentioned, lenders do not like to see an interested party involved in ordering the report.

You could look into pursuing a dscr loan - this type of loan is perfect for a rental property as it uses rental revenue along with your credit score to qualify. It is very light on documentation, generally has quick closings, and will not require DTI, tax returns, proof of income, etc. Happy to connect if you would like to discuss further!
