Hey BiggerPocket Community! I'm new here and would like to know if anybody deals with the New Jersey market. Specifically northern jersey. I've been in real estate for 6 months and had 2 deals under contract but unsuccessful. I'm only wholesaling to eventually move on to better strategies. I'm willing to accept any forms of knowledge and would love to learn from the BiggerPockets community!

Hey Dan,

The first one fell through due to me rushing into the process and not doing enough dillegence. I did put it under contract without even viewing it via Craigslist and had my numbers all wrong. After the contract expired, the owner had an actual buyer by then.

The second property I put under contract was a distressed elderly disabled who inherited a property in Salem New Jersey. The contract lasted 14 days and I could'nt manage to sell the property due to lack of resources and poor numbers. Again poor dillegence with no room for profit.
