Omg, I feel for you! My partner and I just passed on a deal similar to this. The numbers looked ok but the thought of dealing with the local Historical Association had us thinking about all sorts of situations like you describe. It is really unfortunate that in their efforts to “preserve” historical buildings, they make it darn near financially and logistically impossible for anyone to actually do that. I applaud your tremendous effort and I do believe that eventually this situation will work out okay for you. Thank you for sharing your experience and do let us know what happens. :)

Hi, guys! I am looking at purchasing the “smart” system by @Kent Clothier. I already have a handful of cash buyers pining for deals and I have been mailing my own “tax delinquent” and D4D lists. Putting together a list via the county records and mailing even 100 letters takes me an entire day of work! I would like to scale what I am doing and I am not very tech-savy so I am thinking something like this may help me a lot. Does anyone know if the software is relatively user-friendly? Are there any recurring or hidden costs? How much does the platform charge to mail to the lists it pulls for you? Any experience using this software would be much appreciated! Thank you in advance!

I pay $500. On my last purchase, the local guy I got the seller’s info from was thrilled with it! I primarily invest in “C” and “C transitioning to B” neighborhoods so $500 is like a month’s pay to some people. I don’t have them sign an agreement or anything but I do make it clear that the deal has to close before I pay them. When I close on the house, I call them and get them their check. I now have a few locals on the lookout  for me.

I make it a point to talk to people in the neighborhood I’m targeting. I tell them what I do and that I pay a finder fee for info that leads to my purchasing a property. I found my last property this way! I would also like to know how tech-savvy people organize their leads. I am still driving around with a pen and pad of paper, Lol.

That is a great question to revisit, Owen D. My "why": I do really enjoy the deal "hunt", helping solve a seller's problem, the vision I have for disaster properties, designing of floor plans/colors/materials and seeing it all come together into something beautiful. I love bringing an old house back to life and seeing a great family move in and enjoy it! I love being my own boss and creating income independent of punching a clock. I want to be financially free to spend more time with my family, on my art/music, on being of service to others and on traveling the world. Why? I want freedom! Thank you again to all who have responded. I will look into figuring out what duties I'm not good at and don't like that I can hire or delegate out. I think that is one of the key takeaways from this conversation. Property Management is looking like a next step for me even though my husband thinks we need to "do it all ourselves to save some $", Lol. Thanks again!

Wow! Thank you all for your helpful feedback. I appreciate that immensely! After reading your responses, I am feeling much more confident. It is really nice to know that I am not alone. I definitely need to practice and get more comfortable with the human interaction stuff. I am tired of allowing myself to be held back. Thank you so much again!
