Hi everyone! I got an email of a listing that interested me, but I have never formally worked with this agent who sent it to me (another agent told this agent we were interested in investing in his area, so he had the agent add us to his mailing list). There was no agreement that he would be our agent and we are not in contact. Our only connection is being on his mailing list. I have an agent I am actually working with to find a rental property. Is it ok to show my current agent this listing (and possibly purchase it) if I originally saw the listing from the first agent's email?

Hello everyone! What are your thoughts on purchasing a rental property in Florida that is: 1) a duplex 2) low-income housing 3) down the street from a cemetery 4) cap rate of 6.5% We are looking to keep this property long term, but thinking about exit strategies should things not go well over the years. Would the cemetery issue make it difficult to sell later on?

@Jessica Baez, I appreciate all that information. You are wonderful, thank you! I will keep all this in mind. I certainly want to be respectful of the agents as well, I know a lot of time goes into researching and showing of the homes. Best of luck to you!

Hi @Jessica Baez! Thank you so much for the information, you've helped me avoid a pitfall with possibly paying 4 commissions. We are looking to use both realtors in FL. Fortunately, no agreements have been signed.  We are in the very beginning process of searching for homes. I used an online portal that matched me to realtors and so I am just in the process of emailing with them and clarifying what we are looking for.  I liked one of them and we are in communication, but then I was also matched with another realtor that looked promising (but have made no contact with).  At what point would the Buyer Agency agreement come into play? Once you make your first offer? So far, my first agent has recommended we get pre-approved and is now looking for homes that match our criteria.

Hello everyone! We are looking to invest in properties out-of-state (we are CA residents, investing in FL). We want to purchase 2 homes this year. Is it bad to use two separate realtors at the same time, each to find a rental property for us? I have read that it's taboo to use more than one realtor at a time. On the one hand, I don't want to offend anyone, but on the other, it would be ideal to find the 2 properties simultaneously. Our first realtor is great so far, but upon networking I met a realtor who is great as well and I want to see what he can do to help us. I have zero experience in real estate, I just started helping my husband a few weeks ago, researching and looking for realtors and lenders to work with. So please forgive me if I am missing something basic!
