Shahzad - what type of loan? As Josh and Kristen said, points can potentially be reduced or removed for increased rate but that will depend on the lender.

15% - 20% will be the lowest you will find as others have mentioned (assuming 1-4 unit). 5+ unit will be 25% down minimum.

Hey PJ. There are lenders who can lend to foreign nationals (I am sure you will get some solid responses here) but be aware that many will have reduced leverage and may not be able to offer 75% LTV. Best of luck my friend.

As Blake said, it depends on the type of loan. To add on to his response, the minimum down payment on both a conventional loan and a DSCR loan is generally 20%

Hey Parthenia - Bigger Pockets has some suggested lenders you could reach out to. There are a lot of options so I suggest contacting a few to see who would be the best fit. You certainly want to identify a lender who understands and is experienced with STRs. @Sarah Hatton has a lot of experience with STR lending and would be a person to reach out to!
