@Josh Wilkerson You can still "refinance" the property if it was paid for in cash. For example you would get 70-75% of the ARV (depending on lenders seasoning requirements) and would keep any amount over the outstanding loan for the rehab + closing costs.

I was connecting with investors and brokers and then my messaging got banned all the sudden. I think its because I was copy and pasting a portion of the message so it considered it spam but not 100% sure. If what I did is not allowed please let me know but would really appreciate getting my messaging abilities back. Thank you.

Hey Kyle. 3% is most likely too good to be true. Speaking with them over the phone can give you a general sense of their credibility as well as personal investigation on their website. Asking them to provide a reference to confirm their credibility is another solid and easy option that the lender should have no problem doing if they are legit. Hey @Elina Aske,

I agree with Nick here. The rising interest rates have certainly made things tricky, but positive cash flow is still rather easily attainable with the right property. DSCR loans are definitely the way to go in this situation leveraging a cash out refi. Big question I have is, how long has this property been cash flowing? That can impact the loan amount you can receive from a private lender. Feel free to connect with me!
