I have a carpet man store that offers commercial grade carpet and pad for $1.25 per square.....installed. Costco has hardwood floors for $1.50 per square, of course you install them. Sherwin Williams has great programs for people in the local REIAs, as does Home Depot for their PRO rebates. There are some plumbing companies that will allow you to signup as a corporate account to buy in bulk, I know Fergusons does this for us in Jacksonville, FL. I use a local firm for my cabinets, cheap, installed and done right.

My wife is on an LLC I have with 2 other business partners, even though she is a Realtor. I have another company that she is not on the LLC, but I use her as my Realtor. My CPA gave me not grief either way. Ask your CPA if there is a tax liability, if not, it is all about your personal preference. If marriage is forever, then so it would be for your LLC.

I would either ask your current insurance agent, if you can walk into their office, or speak with an independent agent about your options. Anytime you make a claim, it does count on your insuredability going forward, I don't make a claim unless there is catastrophic damage, typically, but every case is different. Your agent or another independent agent would be better off assisting you.

I just paid RamJack to "jack" up a fix and flip property, they were able to raise the foundation 1 1/2" in this corner. It was really cool to see how they drilled down 25-feet in 2 of the areas and raised the building. They warranty the work and provide the new owner with the warranty as well. Unless you knew there was an issue, you would never have known. I had a great experience.

I believe Jeffrey Taylor has a free website called Mrlandlord dot com and in there he has a Q&A forum, where you can ask questions, for free, and search answers. It is the best free access I know of, without asking your friends who are landlords for their advice. BP has some good information too, just keep asking people for more info and details in this thread of Landlording. I learned from Jeffrey Taylor, so that is what I know. Harry Heist has some good information as well.

I use the same vinyl as my signs, and I use the same lettering as the signs. When you market and have the same design and message, your moving ad ties it all together. I'd rather use BIGGER images too.

Trust is a big issue with contractors and I like to see prior work. I only give up 50% to people I trust and have seen their work. Otherwise, everyone else is paid when the job is completed. I can and have paid for materials first, then paid them for labor at the backend. It all comes down to trust, do you trust the contractor or not, to do the agreed upon work, or your GC for that matter?

Make the offer, and move on. Don't get attached to the property, there are thousands out there. When someone can figure out why banks do what they do, we'll all win the lottery. Till then, make the offer and move on to another deal. Your sanity is worth so much more!

@Joseph C. I would set each person using your magnets as independent contractors the same way that the Avon reps or other door to door contractors are setup. Work with an attorney to get the paperwork created. Great idea though!
