Perry & Canton South both have open enrollment.  Although Perry has about double the enrollment both are rated about the same. 

Canton Twp has a lot of good things going for it, a solid area to invest.  I've bid on a few down there but haven't hit on anything yet.  I'm mainly in Perry, Massillon, and Canton.

Hi Paul, 

First off, if you haven't already, I'd join your local REIA - we have a monthly main meeting and regular focus groups throughout each week, of which are free to attend. Check out our website - InvestInStark . com This is the best way to get to know local investors, contractors, vendors, etc... There's a Saturday breakfast coming up this week you might want to check out.

Second, it all depends!  It depends upon your background, your interest, your available time, your knowledge, are you a DIYer, are you a hands off guy, etc... Only you can answer these kinds of questions to help you narrow down the best path for you.  Many educational references listed in prior posts are great recommendations - now just add some local activity to start networking.  

Welcome to the club - Stark County is a great area to invest!

Pay attention to the local politics, too, which has a direct impact on housing policies. Dayton's mayor is the Democratic nominee for Governor this fall and been bringing very aggressive policies for tenant protections to that city. Akron is also a very liberal city which last year passed a law protecting source of income. Cleveland just enacted a very aggressive lead law, and Toledo is being sued by local investors over their version. Get involved in a local REIA, specifically those affiliated with OREIA, to find out what's going on locally before blindly jumping in. The local Realtors aren't going to tell you anything about this stuff. Most REIAs are still having online meetings. OREIA.com to find a local chapter.

Check with Farmers Insurance, they are very cost effective in rentals.  My recommendation is Tanya Burleson.  She covers all of the area.

Check with ACREIA.org, they have a number of contractors on their page and you can meet at their upcoming chapter meeting.

You can search for properties for sale under the header above - Find Deals, then Real Estate Listings, and search for the city - Akron, Canton, etc... There's a lot of duplicate posts, but some are from actual sellers & not wholesalers... hint...
