Having a maintenance staff isn't all that beneficial.  Now you're paying for that overhead rate, too.    

Until I find another one, the PM in Summit County I use has their own.  They rush out for every minor thing a tenant calls on and I get charged for a service call.  

Received their quote for some work at one of the houses.  After picking myself up off the floor I asked if they could do it for a few hundred less.  "sure" he said.  Now I have to haggle with my PM?  

Fox watching the henhouse and they build their revenue off me.

Rents are due first week of the month.  My property management company struggles to get statement out by the 15th and direct deposit payout a week later.  

How long do others take?  

How hard is it to get a HELO on a property in a LLC? My local lenders won't do it.
