Hi Ryan, Would you be interested in either the Akron or Canton areas in Ohio. I have two properties that are hot hot hot!

Send them my way.  If I don't take them there are others around here that may.

I am an investor looking for partners in the Colorado scenic Rockies and the quant neighborhoods of beautiful Ohio. Let me find your property. Today, I have a cute little house in Canton Ohio. Let's help this home owner retire. Can't wait to hear from you.

Please send me the details on the Canton house.  Thanks!

Hi Kimberly! I just got back from the MTR Summit and met a great Ohio based STR and MTR property manager. DM me and I'd love to connect you.

DM sent. Not interested in STR management (I'm already doing that myself) but am curious what local STR/MTR managers there are in the area. I know there are a BUNCH of out-of-state STR/MTR PMs that will manage properties remotely and I'm definitely not looking for anyone non-local.

Hi Kimberly, I have both and live outside of Canton.  I've been a LTR rehabber & self managing properties in Canton-Akron area for over 30 years.  Started STR & MTR versions in Akron & Canton, respectively a couple years ago.  Give me a call and we can talk.

... The house was rehabbed and ready to go 3 weeks ago but the PM says they're still waiting on the "rental inspection" and can't officially list the property for rent until this is done.  How long does it take to schedule a basic rental inspection?

That's just incorrect, whomever told you this doesn't know what they're doing.  We get houses that already have a tenant and we make improvements at that time.  I have one right now that for various reasons has been going on for about two years.  And it's occupied.  Its a pain to do any work with tenants in there, don't get me wrong, but it does not need to pass before advertising it for rent.

Admittedly know nothing about solar panels, but inserting your favorite ‘state with the least amount of sunny days in the world’ quote, is it viable in our area?  I’ve wondered myself.

Hi there!

I’m looking for a good property manager in Akron, Ohio.

Ideally someone that can help with rehab as well. Has anyone worked with someone in that area with a great track record and can help drive great results for BRRRR?

Hi Jindou, are you from the area?  We have many local meetups where local PM's attend: ACREIA.org & SCREIA.org.

Are you familiar with Middlebury in Akron and, if so, your thoughts?

Solid rental area.  I'd move quickly if you're eyeballing that $59k listing that just popped up.

Hi Troy,

If you become a member of Tuscarawas Cty REIA (tuscreia.org) You can come up to any meeting in Canton (SCREIA.org) or Akron (ACREIA.org).  Plenty of folks to network with and we also do a lot of events not requiring membership.  We have a lot of transactions going on, education opportunities, and you can get to know the vendors and contractors we use as well.

Well worth the time and membership fee!

From Duane at Akron's Housing Division earlier this week:

They are still at least a month away from putting anything in action, probably longer as he didn't sound real optimistic.  There's a number of tasks their vendor has yet to do before they kick anything off.  There is still nothing on the City's website about it yet.  No decisions have been made about taxes for 2023.

When it is ready to go, any property in the city listed on the main OTA platforms will be notified that the program is active - by the respective OTA through the email associated with the account.  We will not be contacted directly by the city - at least at first.  Final policies are all TBD.

In the meantime, we still have to register our STRs according to the city's rental registry requirements.  Even in the future after the program is up and running, he suspects we will still have to register the STRs with both registries.

In summary, there's still nothing for us to do until we are notified by the OTAs.  With a new mayor and administration getting settled in, I would suspect not much will be happening soon.  That said, all this could be subject to change.

Stay tuned!

Quote from @Devyn Robinson:

Hello all,

I am looking for a contractor that is capable of removing an old chimney that is no longer used ...

Hi Devyn, I'll send you the name of a couple demo contractors to take care of the chimney, but these guys aren't the ones you'd want to finish it for you though.  This a long term savings approach we're doing on many of our buy and holds anymore to eliminate maintenance on liners, tuck pointing, or flashing down the road as we switch to high eff furnaces and either high eff or electric water heaters.
