Hey all - our local REIA in Canton started a virtual monthly meeting for out of town investors - Out of State Investors Wealth Building Group. There is no charge to attend. All true, Nicky, good points. 
My experience in Akron, Canton, and Cleveland was they don’t require anything beyond a copy of the lease.  They don’t interfere with the lease (as long as it’s legal), as it’s an agreement between the two parties only.  
But it does have to pass HQS, and to me, that’s the catch.  It’s very easy to ‘fail’ an inspection.

So if a unit doesn't pass a S8 inspection they can't move in.  If you know it won't pass, then 'not Section 8 approved' still fits....?

Go to the OREIA . com website and you'll find a list of all the affiliated chapters in Ohio.  We have Cleveland, Akron/Canton, Stark County, and Mahoning Valley chapters in NE Ohio.  I won't post links as the moderators will delete the post.  Most of the various meetings are still virtual, but slowly starting back to live meetings.  There's a LOT going on!

I can refer some serving Stark (Canton/Massillon) and Summit (Akron) Counties, just unsure about their loaning to out of state owners.

Hi Jimmy, I'm not in Columbus (yet), but google the Central Ohio REIA (COREE). It's a NONPROFIT reia in Columbus and has a lot of great events going on weekly. I won't post their link as whenever I do it seems to get deleted.

Sales typically trigger a re-evaluation from our wonderful auditors in the following year, especially when they see a low transfer price and little activity in the area - seems they can smell us coming.  They're always looking for ways to increase revenues, so if you're now the shining property in the neighborhood, look out!

Most, if not all, Boards of Realtors have a standard purchase agreement they use and also a standard rental agreement. You can ask a local Realtor for a copy to review.
