I use QuickBooks for our accounting software, and it has a built-in millage track that I use.

Hi Jhamari. Yes, I have seen a good number of deals like this. I have a good number of off-market properties that meet this requirement. Some are fully occupied, and some are vacant. Price point-wise, for a single-family home, it is around $115K to $135K. For MF, it is around $130K (low end, and this is very hard to find and will most likely need some work) to $300K. I have found the sweet spot to be $150K-200K.

I use QuickBooks online, and it has many automation features. It is not fully automated, but it gets better and better every year. You can also hire a bookkeeper who can log right into your QBO and do your bookkeeping as well.

Hi Shane. Was the plumber able to identify if the line was comprised? Or are there just roots growing in it? I am not a plumber, but I have had my fair share of this, and most of the time, you can hire a plumber to snake & jet the line. Then, the plumber will scope to ensure no compromises in the line. Most of the time, snaking and jetting does the trick, and sometimes, we have put a liner in, which has been much less expensive than replacing the whole line. Instead of spending a few thousand to remove the tree, you should be able to pour root killer in the line once or twice a year to ensure no further build-up. If you are looking for a good plumber to do all of this, I have a great recommendation. Just sent me a DM.

Hi Shane! I have always had a CPA, and then when we started getting busy, the CPA company I used had a bookkeeping ARM as well. It made sense to keep everything within the CPA company. If you have a CPA, I would ask if they would be willing to do your book keeping as well!

I am a property owner, and I would second Josh's response. With property managers, you get what you pay for. You probably don't want the cheapest, but it is perhaps not worth paying for the most expensive, either. In Cleveland, it is industry standard to pay a 10% property management fee. If you are looking for recommendations, please let me know, and I am happy to send you a few references.

Hi Dilini, I would not recommend starting renovation until you take title to the property. If the seller is still on the property after you close (you negotiated delayed possession), I wouldn't be opposed to doing exterior work (roof, landscaping, concrete, etc.), but I wouldn't do any interior work. I feel it is too big of a risk for the seller to damage the work you have done or decide they don't want to move and then squat in your house. If you really are set on doing renovations while the seller is living there and without taking the title, I would reach out to an attorney to make sure you have the right paperwork in place. HI Jeremy. The fees seem very reasonable to me. If you are happy with the service, I wouldn't recommend renegotiating
