It depends on where your work is at. But with $140,000 budget, the 44109 zip code is something to look at. Euclid is another good area but if your work is on the west side that maybe too far.

I have been investing in the Cleveland market, which has been great for us from both a cash flow and appreciation standpoint. It can be a tricky market to navigate, with different cities having different point-of-sale requirements, and Cleveland has lead-based paint requirements for rental properties. I would recommend contacting an agent and other investors in the area!

I would start by first defining what your investment goals are. Maximum cash flow? Maximum appreciation? Hybrid of both? Etc. That will help you narrow down to a few markets. Then look into local tenant landlord laws and choose a market that is landlord friendly.  After you have a few markets in mind, I would recommend having conversation with agents and property managers to get their thoughts on their markets. There is no better way to get a better feel for a market then talking with people who are out in the field. Find an agent who is an investor to as they can talk about the overall market and investments in that area. I hope this helps!

Hi Ricardo yes theses are round numbers. Bought for 99K, put about 10K into it and sold for 135K. Total hold time was 52 days.

Hi Michael,

If you are planning on investing in the Cleveland area I'm happy to help build out your team. With $120,000 finding a good multi-family property that cash flows shouldn’t be too big of an issue. But finding a deal that is in the right neighbor so your tenant turnover is not too high will be critical.
