Unless you have a really good relationship with a GC and/or can give the GC a lot of business now or in the near future it will be very hard to find a good GC that has time.

What I have found success in is getting your network of your own contractors (flooring guys, carpenters, demo crew, painter etc.) and as your walking through the property send them pictures of the job and ask what they ruffly think it would cost. Then when you close on it, have them come out to give you a bid. We have found that in many situations by sending contractors pictures with other details such as SQFT and some other details they can give you a pretty accurate idea on how much it will cost you. It is important to remember that good contractors stay busy so be conscious of their time! I hope this helps.

In Ohio, does anyone know if you can have a "Irrational Tenant" Clause in your lease? Most reccenlty, we have been dealing with a irrational teant. The tenant is being very rude, unprofessional and demanding. For example, they have come out in the yard yelling at our lawncare provider. Left us many emails, texts and voicemails demanding unreasonble request on a daily basis. 

1. Do I have a right to evict this tenant? 

2. In the future, can I include a clause in my lease which stating something along the lines of "the teants must act rationally and professionally?

I'm looking to refinance a duplex. This is the first property I bought, and I bought it all cash. The duplex is in a LLC and I put some good renovations into the property and am now looking to pull the money out. I have reached out to a few mortgage brokers but haven't gotten any responses. I have both units filled since August's and both tenants are great and have always paid. Any tips on getting refinance? Thank you!

Does anyone know if you can do a cash out refi for a seller finance deal? We recently bought a property and signed a seller finance deal. However, in a few months we would like to do a cash out refi but not sure if that is possible because of a seller finance deal.
