I need to fund the purchase and rehab of a 14 unit deal in Louisville.  Pretty light rehab.

Randy - I actually have a private investor who will loan me the 1.6million, and I have rehabbed comps, that I own that appraise at 50K per door.  This is a phenomenal deal, and I will have 1.5 million equity in it once it's done.  

My problem is that the bank is saying that they won't refinance the deal (paying my investor out) unless the investor signs on the note.  I am trying to avoid this.

Thanks for responding.  I have private money for the purchase and rehab.  I am just looking for long term financing for the property.  I have not had any issues with refinancing until this point.  So, I wanted to see what other people did in this situation.

 I have been investing for the last two years. flips and rentals. I have 47 units. I am under contract for 64 units for $1million, needs 600K rehab with an arv of around 2.8 million.

I have a private investor for purchase and rehab. I have talked to 4 banks about refinancing at 65/35 LTV after I reposition. All have said that they would love to do the deal but they want someone with high net worth like my private investor to guarantee the deal.

I would like to keep the deal in house if possible. Does anyone have a suggestion of what to do?
