@Kelly Bankes Thanks for the vouch!   I haven't been to any real estate investor events other than KREIA.  I haven't really heard of any others.  Let me know if you hear of some.  My goal is to have more of a presence at the KREIA.

Hello - 

I am an investor in Louisville Kentucky that also owns a licensed and insured general contracting company and a small IT company.  So aside from investing, I have the ability to rehab others investor's projects, automate processes and build websites. 

What do you guys think is the best channel to market those services to investors.  

Other than BP of course!

you should just be able to get a 30 year fixed owner occupant loan.  That's what I would do hands down

Thanks for the reply. The loans that I have been getting are 4.875% 5 year, amortized at 20 years. My cash flow would be ok with 2% increase in rates. But probably couldn't withstand the interest rates of the 1980's. I agree that rates rising at this point 'generally' would mean some positive economic situation nationally. But like you said, an increase in rates nationally and local or regional economic problems could crush a portfolio. It seems like the time that we are in is an anomaly, but many investors aren't aware of that or are not planning for the future.

Hello BP, 

Most people agree that interest rates will rise in the near term.  What are you doing as an investor to mitigate this risk? 

Most Investor loans have a balloon payment or adjust in 5 years.  If interest rates are 7-8% in 5 years will your cash flow be intact?

The only safeguards that I can think of are interest rates fixed for the life of the loan, which if anyone can find these then please let me know where,

Or, having a significant amount of equity in the property, which will allow for refinancing and keeping payment low.  

I would love to hear from the BP community.
