Personal guarantee issue
Hello, I have been investing for the last two years. flips and rentals. I have 47 units. I am under contract for 64 units for $1million, needs 600K rehab with an arv of around 2.8 million.
I have a private investor for purchase and rehab. I have talked to 4 banks about refinancing at 65/35 LTV after I reposition. All have said that they would love to do the deal but they want someone with high net worth like my private investor to guarantee the deal.
I would like to keep the deal in house if possible. Does anyone have a suggestion of what to do?
