Hello BP, I wanted to know if any of you have a spreadsheet/program that any of you use to help calculate ARV. I downloaded one from the File section of BP, but in some instances I get a very huge inflated number. I found another one thru a different site and have considered buying it, but wanted to reach out to the community first.

@Account Closed  I'm a newbie also and have come across some good stuff, I too have a small cash buyer list but with this route you will get more calls from cash buyers to compose your list. @Ned Carey had some good points but I found by posting the properties I have under contract on Postlets.com, I have gotten more calls and plus it posts to the likes of Zillow, Trulia, Facebook, Craigslist and other sites as well for FREE!

With regards to your contract question, once you have your seller under contract you will want to download an assignable contract for the cash buyer to sign, from there as long as you have found a title company that is investor friendly, they will take care of the rest for you. So once the deal is done, all you have to do is pick up your check!

I started wholesaling in May and had 4 contracts signed within my first month, they weren't the best deals but I kept at it and just closed on my first deal this past Tuesday. Don't give up and keep it moving and you will get it done.

You asked what am I providing to the end user. Well in my case I relieve them of the time to campaign, I eliminate the need for them to make the phone calls to potential sellers, I eliminate the need for them to go out to the properties, I pay the fee to run title prior to them coming to the closing table, but most importantly I save them the time it would take to find these properties on their own. Hope that answered your question.

@Shawn Holsapple  "Craigslist-Whores" I still consider myself a newbie and have yet to learn all of the go to places to market my contracts. So as it appears that you don't like Craigslist can you provide other resources to market? As it stands, between BP, Bandit-Signs and emails to my small list of Cash Buyers; I too, am a Craigslist-Whore!

Can any one tell me what they do with items left in the houses that are under contract before the property is actually sold to a Cash Buyer.

Alot of good information here! I'm a newbie in the wholesaling business and take heed to much of what was said. I try to get the best deals as possible. I do have one that is listed on Zillow but the Zillow price is 45k and my price is set at 33k and that's with my assignment fee!  I've pretty much decided to stay away from the "help a wholesaler" tactic (meaning they may have more buyers than I but continue to share and run the price even higher) Anything I post I will have full control/access of.  Still learning tho.
