@Johnathan Alesso I bought a house in an old river town in 2014 which I recently sold. It was not a dream scenario for me, but I think it was just the wrong area. I agree with you that there are a lot of old steel towns that are great areas for investment. Do you have a favorite one?

I have a realtor who I've worked with in the past, but I recently took a pre-licensing class myself. Haven't taken the test, but I plan to by the end of summer.

What a great opportunity for someone in your area! I'll be interested to hear how this goes for you @Brandon Turner. It always seems that the person with the perfect amount of experience and knowledge is also the person who doesn't want to be managed. I have a great handyman who is a MacGyver, but would never commit to being a full-time employee.

@Ryan Boren exciting on your accepted offer! I'd recommend using an agent who has experience finding landlord policies vs. regular homeowner's policies (assuming this will be a rental). Don't get coverage you don't need! Best of luck!

I agree with @Kenneth LaVoie. Get as many units as you can! Depending on your market, you could have the other units pay the mortgage while you are still in the property, and then when you move on, enjoy the additional income from your unit.

@Kalhan Bhan Hey! You are in a great place to house hack...as you know, south side is a phenomenal rental market. The biggest issue I find is that the residents are so transient--in and out all the time!

@Anthony Angotti right now I'm focusing on residential because it's what I know. I'd like to get into commercial down the line, but I don't see that happening in the near future. 

What about you? What's your focus?

Hey everyone, I'm Izzy! I'm from Pittsburgh. I work in light construction, selling and managing projects on behalf of a manufacturer/contractor. I have some RE experience, but I'm super excited to learn from all of you on BiggerPockets!

I bought my first rental property in 2013, and although I've long wanted to be a full-time house flipper, I let my focus slip away from the real estate business...till now! Recently, my friends and I were talking about our long-term goals, and I realized I wasn't doing much to actually get into flipping. I've been listening to the podcast since last summer, so I knew that I needed to get my rear in gear and get on the BP forum! Although I want to get into flipping as a "day job," my long-term goal is to produce long-term wealth through a portfolio of income-producing properties. I'd love to connect with other Pittsburgh investors and flippers, and hopefully get involved with some projects here.
